So You Want to Buy a Home?

If you or someone you know is looking to buy a new home, NOW is the time to act.

More and more I am getting calls and emails from individuals and families who are looking into starting the process of purchasing a new home. This is great news for the real estate market and it now seems as though we are seeing more and more upbeat and positive news on the real estate market as a whole.

Here are just a few stories of where the market is heading:

USA Today - Home prices increase

Inman News - Home prices continue steady rise

CNN Money - Home Building Shoots to a 4 Year High

Good news for sure, but who is is good news for? Buyers or Sellers? While interest rates continue to trend at record lows and buyers are starting to get more and more comfortable with the economy this is actually better news for Sellers than purchasers.

Currently in the Atlanta real estate market we are operating with around 26% LESS inventory of homes available to purchase than at the same time just a year ago. Supply and demand dictate that this will start to increase price levels as less inventory and more buyers start to drive up pricing.

As we look into the spring of 2013, Sellers will be at a advantage going into the busiest time of the year to buy and sell real estate.

If you or someone you know is looking to buy a new home, NOW is the time to act. Do not wait until spring when inventory prices are going to be increasing along with interest rates. If you are a seller, the same thing goes for you. Sell now, buy now before your new home cost is increased.

The time is now.

Matt I couldn't agree more. Although I can't see the future, I have a firm grip on the here and now. Homes are cheaper now that I've seen them in Gwinnett County. I moved here in 1994. What an opportunity. Then I look at rates and they are at record lows. It can't last. It's a great time to cash out retirement accounts and buy rental properties. The cost of a used home is so much cheaper than a build. It can't last. My wife and I are taking advantage of it. Yes, the economy took a hit. The silver lining are the opportunities it created.
