Bethlehem Means Business — Office and Warehouse Space Available off 316

The 316 Business Park on Harry McCarty Road has several office and warehouse spaces available.

Already home to businesses such as U.S. Dental Instruments Inc. and Georgia Sod & Turf Grass LLC, the 316 Business Park at 741 Harry McCarty Road in Bethlehem has several open office and warehouse spaces remaining.

Tom Hunter of commercial and industrial Realtors LaVista & Associates Inc. is the listing agent currently representing four spaces within the park.

The first two spaces represented by Hunter are located in Building 200 — Unit 201 and Unit 202. Presently combined to create a 4,000-square-foot space, the units could easily be separated into 2,500-square-foot and 1,500-square-foot spaces respectively. Ideal for either an office space or a larger warehouse component, Hunter believes the developer did an excellent job with the interior office finish in these two suites. Both house several private offices and feature above-average amenities for this type of property, such as a full kitchen and full bathrooms, including showers. These spaces are zoned M-1 (light manufacturing/ industrial district) and are move-in ready.

“These units are priced for a quick sale at $40 per square foot,” Hunter said. “We believe that we will be able to capture this price due to the above average build out and close proximity to Highway 316.”

A third space is located in Building 400 — Unit 401. This unit is in “shell condition” and has not yet been finished to include an office component or restrooms, although it has been stubbed for plumbing. This space represents 3,250 square feet, features a drive-in door, is in excellent condition and has been used primarily for storage.

“We have this unit priced at $32 per square foot,” Hunter said. “We believe that it should sell quickly due to the amount of attention it has recently received, mostly due to the condition of the space and the fact that it is easy for potential buyers to visualize how they would build out the office component.”

The final space is a sprawling, bank-owned warehouse unit in Building 500, representing 12,450 square feet. In addition to warehouse space, the building features 1,188 square feet of finished office space and another 886 square feet of finished mezzanine space. The warehouse area boasts 20-foot high ceilings, its own set of restrooms, two grade-level drive-in doors and one loading dock with a concrete truck well. 

“The office space in this building is very much like the office space in units 201 and 202, featuring above average finishes, a full kitchen and full bathrooms,” Hunter said. “This building is priced at $33 per square foot. We believe it will sell quickly due to the price and convenient access to Highway 316, Winder and Athens.”
